What Makes Indianapolis Foundations Different

Glacial till, and clay that drains slowly. Marion County sits on till left behind by the Wisconsin glaciation — dense, clay-rich, and generally stable ground. Indianapolis does not have the karst limestone and sinkhole risk found further south. What it does have is soil that holds water. Saturated clay against a basement wall is heavy and mobile, and lateral pressure is behind a large share of the basement problems in this city.

A deep frost line. Indiana footings are built below a frost depth that runs deeper than most of the country's. What is a structural engineer actually going to do that my home inspector did not?

Measure things. An inspector observes and flags; a PE takes floor elevations, plumb readings and crack widths, works out which mechanism produced them, and puts a stamp on the conclusion. That stamp carries professional liability, which is why lenders, insurers, plan reviewers and buyers all treat the document differently.

Everyone I call wants to sell me piers. Is that normal?

It is common, and it is worth being wary of. Piers address settlement — the foundation moving down. A large share of Indianapolis problems are lateral: clay pushing a block wall inward, or frost lifting a footing that was never deep enough. Those need bracing, anchors or drainage work, not piers, and the two are not interchangeable.

Should I wait and see if the crack gets worse?

Monitoring is legitimate and free: mark the ends with a pencil, date it, and measure the width. Do that through one wet spring and one hard winter. Documented movement over time makes an engineer's assessment far more useful than a single visit ever can.
