Buying a house, or near a warranty deadline?

Say so when you call and give us the date. Inspection periods and builder structural warranties both run on a clock, and these get scheduled around them.

Before you call

• Photograph what you are seeing, with something for scale.
• Note when you first saw it and whether it changes through the year.
• Have any prior inspection reports or repair paperwork available.
• If a home inspector flagged it, have their report — an engineer will start there.

If something feels unsafe

Keep people off and out from under any structure you are worried about until it has been looked at. Structural failures give considerably less warning than people expect.
